We know Mount Prospect houses and yards. Mount Prospect’s Main Street business district and the Metra station on Northwest Highway shape when and how we work, and the village is only about three miles away from our Arlington Heights shop, so we show up on time. We have worked in the neighborhoods around the station and the older blocks near the Lions Recreation Center, so we do not surprise you with access problems or permit quirks.
We build decks that take the Chicago-area weather without drama. We lay joists to code, run decking with proper spacing, flash the ledger, and use stainless fasteners in wet areas. Homeowners can pick cedar, tropical hardwood, or low-maintenance composite; and we will tell you the tradeoffs straight and price the job honest. We cut for drainage, fit stairs clean, and plan railings so inspectors do not nitpick and you do not get a loose step in year two.
Homeowners will get a clear scope, a realistic schedule, and a single point of contact who shows up. We handle permit paperwork or coordinate with the village inspectors so the job closes right, and we keep tools off your lawn as much as possible. If you want extras—lighting, pergola, or screened porch—we will price changes up front and move on once you say go. For Mount Prospect homes, our team is here for all your Deck Construction needs.
A typical full Deck Construction project in Mount Prospect takes about 10 to 18 working days from demolition to final inspection for an average 12x16 deck. Smaller repairs or simple platform decks can finish in 2 to 4 days. Permit review and scheduling inspections with the village can add one or two weeks to the calendar, so we factor that in up front. Weather matters because heavy rain or a hard freeze will pause framing and staining work.
Yes. Mount Prospect requires a building permit for decks and lists decks specifically as work that needs review and inspections. Homeowners will need a completed permit application, basic plans or sketches, and the contractor or homeowner listed on the form; fees apply and a final inspection is required. We pull permits regularly and work with the Building Division so inspections get scheduled and passed. See the Village’s Building Division page for details and submittal instructions.
Composite Decking built over a pressure-treated frame with stainless fasteners performs best for Mount Prospect weather, especially considering the local freeze-thaw cycles and winter salt. Cedar looks great and takes stain well, but it needs yearly attention. Tropical hardwoods hold up well over time, but they cost more and require different fasteners. Our team sizes joists, sets proper board spacing, and installs flashing against the house so water does not rot the ledger. Homeowners can pick the material they want, and we will give a realistic life-and-maintenance plan for it.
